Flagler County Condo Market Update 

A little late this month with the Flagler County Condo Market Update. What can I say I got busy. There are currently 379 Condos for sale in Flagler County according to The Flagler County MLS. Prices range from $35,000 for a short sale condo in Palm Pointe to $2,800,000 for a luxury Oceanfront penthouse condo in Cambria at Hammock Dunes. In the market comparisons below, I have taken all active condos for today October 18, 2011 and compared to what was available on this same date in 2010.  Of note: there were more condos for sale in 2010, average days on the market was significantly higher and median list price in 2010 was actually lower.  Not taking into account any other factors, this may signal some improvement in market conditions.  This fits with what I have been seeing.  Great prices, more buyers, lower inventory and properties selling quicker…..yep, you got it now is the time to buy!

Geek Alert: What is the difference between Average and Median Price? Average Price is figured by adding all prices together and dividing by the number of condos. Median is the exact middle number that exists in a set of chronological data, in this case list prices.  Both figures are measures of the middle trend of a group of numbers, when you have a set of extremes such as $35,000 – $2,800,000 average can be skewed. In many cases median is a better indicator of the middle.
